The festival takes place at the Great Park on August 29, 2026, and the lineup is legitimately stacked: Olivia Rodrigo, Chappell Roan, Bikini Kill, Mitski, Garbage, Santigold, The Breeders, Karen O, Sarah McLachlan, and Stevie Nicks. As of early to mid-2026, the Great Park neighborhood is seeing some interesting dynamics. The median sale price is approximately $1.6 million, with an average sale price closer to $1.76 million. Active listings range from roughly $1.57 million on the lower end up to $5.2 million for the most premium properties.
Days on market have extended compared to a year ago — homes are averaging around 110 days before selling, versus about 53 days in the prior period. This is important context for buyers: the market here has softened from its pandemic-era frenzy, which means there is more room to negotiate and less pressure to waive contingencies. For buyers who were priced out or outbid in 2021 and 2022, the current environment is meaningfully more favorable.
That said, this is still a premium community with premium pricing. You're buying into a master-planned environment with exceptional amenities, top-rated schools, and a location that benefits from ongoing infrastructure investment. I don't view the price softening as a sign of weakness — I view it as a more rational market returning to sustainable levels.
