Rates Just Jumped Again: What It Means for Orange County Buyers and Sellers

If you felt like mortgage rates moved the wrong way this month, you are right. Freddie Mac's weekly survey put the 30-year fixed at 7.28% for the week of October 1, 2026, up from 7.03% the week before. A year ago that rate was roughly 6.30%, so the gap is close to a full percentage point. Daily rate trackers such as Mortgage News Daily were quoting even higher, around 7.57%, in early October. As an Irvine-based agent working across Irvine, Tustin and the rest of Orange County, I want to show you how that shift is already visible in local numbers and how I am advising clients.

Orange County by the Numbers: October 5, 2026

According to the October 5, 2026 county-wide market report, here is where the market stands:

  • Active listings: 4,987, down slightly from 5,061 the prior week
  • Pending sales: 1,653, down from 1,771 a week earlier
  • New listings (7 days): 588
  • Closed sales (7 days): 470, though 379 listings were also delisted, expired or canceled
  • Days on market: median of 46 days, average of 66
  • Single-family median list price: $1,725,000
  • Condo and townhome median list price: $825,000
  • Single-family median closed price (7 days): about $1,413,500
  • Condo median closed price (7 days): $779,000

The headline for me is the pending-sales line. Fewer homes going under contract each week while hundreds of listings are pulled off the market tells me buyers are hesitating and some sellers are giving up rather than adjusting price. Those weekly figures swing a lot, so I treat them as direction, not a verdict.

Price Bands Behave Differently

Median days on market were 45 for homes under $1 million, 39 for the $1 million to $2 million range, and 58 for homes at $2 million and above. The $1 million to $2 million band, where most Irvine and Tustin single-family homes sit, is the fastest-moving part of the county right now. Luxury properties are taking longest, and homes above $2.5 million are closing about 2.9% below list on average, versus about 1.6% below list for homes under $2.5 million.

Irvine: Softer Prices, Steady Activity

The most recent Irvine figures I have are three-month data through August 2026: a median sale price near $1,519,000, down about 3.2% from a year earlier, with roughly 572 homes sold, up about 12.7%. Median days on market were around 53 and the sale-to-list ratio was about 97.7%. That data predates the latest rate increase, so I expect the next few months to show more caution from buyers, especially those relying on a high loan balance. If you are watching Irvine, remember the city is made of very different pockets, from newer villages to older established neighborhoods, so a citywide median only tells part of the story.

Tustin and North Tustin Snapshot

Tustin remains one of the more balanced markets in the county. From the October 5 report:

  • Tustin single-family: 45 active listings with a median ask of $1,599,000 and 40 median days on market. Over the past six months, 129 homes sold at a median of $1,359,000 with a 12-day median market time.
  • North Tustin single-family: 24 active listings, median ask of about $2.64 million. In the past six months, 82 homes sold at a median of $2,105,000 in a median of 14 days.
  • Tustin condos and townhomes: 55 active, median ask of $800,000. Recent sales: 105 at a median of $820,000.

Notice the gap between current asking prices and recent sold prices in both Tustin segments. Asking prices on today's active inventory run well above the six-month sold median, and the homes that sell quickly are the ones priced near recent comparable sales rather than near aspirational list prices.

What Higher Rates Mean in Dollars

Rates are abstract until you see the payment. On a $1,000,000 loan, principal and interest at 6.30% is about $6,190 a month. At 7.28%, it is about $6,840. That is roughly $650 more each month, or about $7,800 a year, for the same house. Those are my own calculations from standard amortization, before taxes, insurance and any HOA or Mello-Roos charges. For many buyers, that difference changes which homes fit the budget.

For Buyers

  • Negotiate more than price: With days on market stretching, seller credits and rate buydowns are realistic asks, especially on homes that have sat past 30 days.
  • Get a rate lock strategy: Ask your lender about lock-and-float-down options. Rates have moved a quarter point in a single week.
  • Plan to refinance, but do not count on it: I tell my clients to buy a payment they can carry at today's rate, and treat any future drop as a bonus.
  • Use the lower competition: Fewer pending sales means more time to inspect and negotiate than in spring.

For Sellers

  • Price to recent closings: Homes priced off last spring's sales are the ones getting delisted. Anchor to closings in the last 60 to 90 days.
  • Expect less room above list: Under $2.5 million, the county-wide average is a sale about 1.6% below list.
  • Offer help with financing: A temporary rate buydown funded by the seller can reach buyers a price cut alone would not.
  • Do not wait for a perfect market: Fall buyers are motivated, and winter inventory is usually thinner than spring.

My Take Heading Into Late Fall

This is not a crash, and it is not a frenzy. It is a market where the quality of pricing and preparation matters more than it did a year ago. I do not make predictions about where rates go next, because week-to-week moves have surprised everyone this year. What I can do is help you work out what your numbers look like at today's rates and at a rate half a point lower, so you can make a decision that holds up either way.

Market figures are from county-wide listing reports dated October 5, 2026 and Freddie Mac's weekly survey for the week of October 1, 2026; Irvine figures reflect three-month data through August 2026. Statistics are approximate and change weekly.
