September Is One of OC's Best-Kept Secrets
Ask most people when they want to visit Orange County and they'll say summer — but the locals know September is where it's at. The crowds thin out after Labor Day, the ocean temps are still warm from months of summer sun, and the event calendar shifts into high gear with festivals, food events, cultural celebrations, and the first hints of fall energy across the county.
I've helped hundreds of families find homes in Orange County, and one thing I always tell people considering a move: the community events here are a real part of the quality of life. September in OC is a perfect demonstration of that. Here's my guide to the can't-miss events across the county this month.
Early September: Three Weekends, Three Major Events
Orange International Street Fair — September 4–6
One of the most beloved free events in all of Orange County, the Orange International Street Fair takes over the beautiful Old Town Orange Plaza and surrounding streets the first weekend of September. Running Friday evening through Sunday, the fair transforms the historic Orange Circle into a global food and culture celebration.
The event features cuisine representing 14 different ethnicities — including American, Italian, Greek, Mexican, German, French, Lebanese, Polynesian, and more — all served from booths run by local nonprofits. Eight stages of live entertainment keep the music and performances going throughout the weekend, and artists and craft vendors fill the plaza with handmade goods. Admission is completely free. Parking is limited, so arriving early or taking a rideshare is your best bet.
Old Town Orange is one of my favorite neighborhoods to show clients who are looking for a community with real character. The historic homes surrounding the Plaza — many dating from the 1920s and 1930s — have a charm you simply can't find in newer developments, and the Orange Circle itself is one of the few intact traffic-circle plazas in Southern California. Home values in the area reflect the demand for this kind of authentic neighborhood feel.
Original Lobster Festival — September 6–8, Fountain Valley
If there's one event that gets Orange County seafood lovers out of the house without fail, it's the Original Lobster Festival at Fountain Valley Sports Park. Three days of lobster dinners, live music, craft beer, and carnival-style fun make this one of the most anticipated food festivals in Southern California.
The lobster dinners sell out quickly — whole Maine lobster served with all the fixings — so purchasing tickets in advance is strongly recommended. Beyond the headliner, there's a full lineup of live bands, a craft beer garden featuring dozens of local and regional breweries, food vendors, and family activities. The festival draws tens of thousands of attendees over three days and has earned a reputation as one of the best food events in the county.
Fountain Valley, where the festival is held, is a solid mid-OC community that often gets overlooked in favor of flashier coastal cities. But its central location, strong school district, and well-maintained neighborhoods make it a consistently good value for buyers. Median home prices sit in the high $900s to low $1.1M range, which is competitive for the access to freeways, beaches, and community events like this.
Mid-September: The Season Shifts into Gear
Oktoberfest at Old World Huntington Beach — September 12 through November
Since 1977, Old World Village in Huntington Beach has hosted what has grown into Orange County's most celebrated Oktoberfest — and one of the most authentic German festival experiences anywhere in Southern California. Starting September 12th and running through early November, the festival takes place every weekend at Old World Village on Center Avenue.
The event is the real deal: traditional German bands performing live, authentic German food and imported German beer, dance competitions, costume contests, historic horse-drawn carriage parades through nearby Bella Terra shopping center, and the kind of festive atmosphere that keeps people coming back year after year. The Oktoberfest Parade through the neighborhood has become an annual tradition in its own right.
Huntington Beach is a city I love showing to buyers who want coastal access without the full Newport Beach price premium. The surfing culture is genuine, the beach access is excellent, and neighborhoods like the Seacliff area and the streets around Old World Village offer real community character. Median home prices in HB range widely depending on proximity to the water, from the mid-$800s inland to well over $2M for oceanfront properties.
Pacific Wine and Food Classic — September 12
Each September, Newport Beach hosts one of the most sophisticated outdoor culinary events in Southern California. The Pacific Wine and Food Classic brings together celebrated local chefs, premium wine producers, craft cocktail bars, and live music in a waterfront setting that's hard to beat.
For food and wine enthusiasts, this is a highlight of the OC calendar. Tickets sell out — early purchase is essential. The event showcases the culinary talent that has made Orange County a legitimate food destination in recent years, well beyond its reputation as a theme park corridor.
Santa Ana Fiestas Patrias — September 12–13
Held on Flower Street in Downtown Santa Ana, the Fiestas Patrias celebration marks the independence of multiple Latin American nations with two days of live music, cultural performances, traditional food, carnival rides, arts and crafts, and community festivities. It's a vibrant, family-friendly event that reflects the deep cultural roots that shape Santa Ana's identity.
Santa Ana is one of Orange County's most culturally rich cities and has been in the midst of meaningful revitalization — particularly in its arts district and downtown corridor. For buyers looking at affordable entry points into OC real estate, Santa Ana's market continues to attract attention, with home prices that remain accessible compared to neighboring cities.
Fiesta Latina at Irvine Great Park — September 13
The day after the Santa Ana celebration, the Great Park in Irvine hosts Fiesta Latina — a free, family-friendly event celebrating Latin American cultures through music, food, literature, art, and language. Running from 11 a.m. to 4 p.m., the event draws a wide audience from across Central OC and reflects Irvine's genuine commitment to multicultural community programming.
The Great Park has become one of the best public amenities in all of Southern California over the past decade. With its sports complexes, the Great Park Ice skating facility, the iconic orange balloon, regular community events, and proximity to new mixed-use development, it anchors the Irvine neighborhoods around it in a way that continues to drive home values in the surrounding Great Park district upward.
Late September: Culture, Seafood, and Community
Orange County Blues Festival — September 20, Santa Ana
Blues music has a rich tradition in Southern California, and Orange County's own blues festival celebrates that tradition each September in Santa Ana. Live performances from regional and nationally known blues artists, food vendors, and a festive outdoor atmosphere make this a late-September highlight for music fans across the county.
Orange County Children's Book Festival — September 20, Costa Mesa
One of the largest children's book festivals on the West Coast, the OC Children's Book Festival returns to Costa Mesa in late September with hundreds of author signings, storytelling events, illustrator meet-and-greets, interactive reading activities, and community booths. For families with young children, this is a wonderful Saturday event that combines literacy, entertainment, and community in a format that appeals to kids of all ages.
Costa Mesa's proximity to South Coast Plaza, excellent restaurant scene, and access to the arts (the Segerstrom Center for the Arts is right next door) make it one of the more underrated cities in OC for families and young professionals. Median home prices in Costa Mesa have climbed into the $1.1M–$1.3M range depending on the neighborhood, but buyers who prioritize walkability, dining, and cultural access often find the value proposition compelling.
San Juan Capistrano Greek Festival — September 23–24
Held at Saint Basil Church on El Camino Real, the San Juan Capistrano Greek Festival is a two-day celebration of Greek culture, food, music, and community. Authentic Greek cuisine — gyros, spanakopita, baklava, lamb dishes — is the obvious draw, alongside traditional Greek dancing, live music, and a marketplace of Greek crafts and goods.
San Juan Capistrano is one of my favorite communities to introduce to buyers who are new to South Orange County. The historic mission, the charming Los Rios historic district, and the train depot create a sense of place that newer planned communities simply can't replicate. The market here spans everything from historic cottages near downtown to luxury estates in the surrounding hills.
Bonus: September Starts the Pumpkin Patch Season
Irvine Park Railroad Pumpkin Patch — Opens Mid-September
One of the most beloved fall traditions in Central OC, the Irvine Park Railroad Pumpkin Patch opens in mid-September inside Irvine Regional Park in the city of Orange. Set among centuries-old oak trees with views toward the Santa Ana Mountains, the pumpkin patch offers a seasonal experience that feels genuinely magical — pumpkin picking, train rides through the park, carnival games, and fall food in one of the most beautiful natural settings in the county.
Opening in mid-September means you can beat the October crowds for your first fall outing of the season. It runs through Halloween, but the early-season visits on a warm September evening are especially memorable.
September Real Estate: What Buyers and Sellers Should Know
Beyond the events calendar, September marks an important inflection point in the Orange County real estate market. Here's what I see every year and tell my clients to watch for:
- Inventory typically stays elevated: Homes that didn't sell in summer often remain on the market through September, giving buyers more selection than the spring rush.
- Seller motivation increases: Homeowners who've been on market since spring or summer are often more willing to negotiate on price, repairs, or closing timelines.
- Less buyer competition: Many buyers step back after summer, which can work in your favor if you're actively looking. Multiple-offer situations become less common.
- Rate environment matters: Keep watching Fed signals through the fall — any downward rate movement typically brings buyers off the sidelines quickly, so acting before that happens can be advantageous.
- Year-end tax planning: If you're targeting a purchase before year-end, September is the time to get pre-approved and start seriously searching — closing by December 31 gives you a full year of mortgage interest deduction.
