They expect a quiet inland town and find something far more layered: a historic mission city with a walkable downtown, genuine equestrian neighborhoods, top-rated schools, and a pace of life that feels intentional rather than simply slow.

San Juan Capistrano, or "SJC" as locals call it, sits in the southern tip of Orange County, roughly midway between Irvine and San Diego. It's one of the few cities in Southern California where you can own horse property with direct trail access — and still be within ten miles of the Pacific Ocean. For the right buyer, there really is nothing else like it in OC.

The SJC market in 2026 has been moving through a gradual transition from the frenzied pace of prior years toward something more balanced. Here's what the current data looks like:

  • Days on market: Well-priced homes go pending in as few as 20 days; the broader market average hovers around 40 days
  • Offers per listing: Competitive homes are still receiving an average of three offers, so don't assume this market is slow

In my experience, SJC buyers often come from Laguna Beach or Dana Point and are looking for more land and more house for their dollar. The trade-off is that you're a few miles from the water instead of on it — but for many families, that's a deal they're happy to make.

Entry Points by Property Type

Not every buyer in San Juan Capistrano is shopping for a horse estate. The city has meaningful entry-level options by OC standards:

  • Attached condos and townhomes: Starting in the $700K–$900K range in communities like Capistrano Village
  • Single-family homes in standard neighborhoods: $1.1M–$1.6M for well-maintained three- to four-bedroom homes
  • Golf course communities (San Juan Hills): $1.4M–$2M+ depending on views and lot size
  • Gated equestrian estates (Marbella, The Hunt Club, Mission Hills Ranch): $2M–$6M+, with some properties exceeding that range for custom builds on acreage

Neighborhoods Worth Knowing

What makes SJC interesting from a buyer's perspective is how much variety exists within a single city. The neighborhoods feel genuinely different from one another.

Marbella Country Club

Marbella is the city's premier golf and lifestyle community — gated, with custom estates ranging from $2M to well over $5M. Residents have access to the Marbella Country Club's 18-hole golf course, tennis courts, fitness facilities, and dining. The homes are custom and architectural variety is high, with panoramic views of rolling hills being a signature feature. If you want resort-style living with privacy, this is the neighborhood I recommend starting with.

The Hunt Club

The Hunt Club is an exclusive equestrian enclave where lots run large and the aesthetic is ranch-meets-Mediterranean. Many properties include private stables, arenas, or pasture. It's one of the last places in coastal Southern California where you can have genuine horse property on a meaningful parcel without driving to Temecula. Prices typically start around $2.5M and climb from there.

Mission Hills Ranch

A gated community purpose-built for equestrian owners, Mission Hills Ranch features private stables and riding facilities shared among residents. The homes are beautifully designed on large lots, and the community attracts serious horse people who don't want to sacrifice home quality for acreage. I've worked with several buyers here who moved from Rancho Santa Margarita or Lake Forest specifically for the horse access.

San Juan Hills

Surrounding the San Juan Hills Golf Club, this area offers a more accessible price point with strong views and a relaxed, suburban feel. Families appreciate the proximity to schools and the slightly more manageable price tags compared to the equestrian communities. It's a strong choice for buyers who want the SJC lifestyle without committing to a multi-million-dollar property.

Los Rios Historic District

The oldest neighborhood in California, Los Rios sits adjacent to Mission San Juan Capistrano and contains some of the most historically significant homes in the state. It's a unique environment — not for everyone, but genuinely one of a kind. Buyers drawn to character properties and walkable access to the mission district should absolutely explore it.

Schools: A Genuine Strength

Capistrano Unified School District serves San Juan Capistrano and consistently earns top marks. Niche gives the district an A+ overall rating — something I highlight for every family considering the area.

  • San Juan Hills High School ranks in the top 6.3% of all California high schools and top 20% nationally (SchoolDigger, 2025)
  • St. Margaret's Episcopal School holds the #1 private Christian high school ranking in Greater Los Angeles and #50 best private high school in California (Niche, 2025)
  • JSerra Catholic High School competes in the Trinity League and places 91% of graduates in four-year colleges

For buyers with school-age children, San Juan Capistrano is one of the strongest districts in southern Orange County. That translates directly into resale value — families actively seek out Capistrano Unified zip codes when they're choosing where to buy.

Lifestyle and What Daily Life Looks Like

One thing I tell every client considering SJC: this city rewards the people who slow down long enough to discover it. The lifestyle is layered in a way that's hard to describe from the outside.

The Historic Downtown

The area around Mission San Juan Capistrano and the Los Rios neighborhood is genuinely walkable and genuinely charming — not in a manufactured way, but because the streets have been there for a very long time. The Camino Real Playhouse, the artisan shops near the Depot, brunch at one of the spots on Los Rios Street — this is the kind of daily life that makes people stay for decades.

Outdoor Access

Caspers Wilderness Park is one of the best nature parks in Orange County, with over 8,000 acres of hiking and equestrian trails. The city's own trail network connects neighborhoods to open space in a way that's rare anywhere in Southern California. If outdoor access matters to your family, SJC is genuinely hard to beat.

Proximity to Everything

Dana Point Harbor is about ten minutes south. Laguna Beach is fifteen. The 5 freeway provides reasonable access to Irvine and the broader OC job market. San Juan Capistrano also has its own Metrolink station, which I point out to clients who commute to Los Angeles or San Diego — it's an underrated asset.

Who Buys in San Juan Capistrano

In my experience, SJC attracts a specific kind of buyer: people who've lived in OC for a while and want more — more land, more character, more of a sense of place. I also see buyers relocating from Los Angeles or the Bay Area who are drawn to the equestrian lifestyle and lower density. Move-up buyers from nearby Aliso Viejo, Laguna Niguel, and Mission Viejo are common. And I see a consistent stream of buyers from Dana Point and Laguna Beach who want more house without leaving the southern OC bubble.

What they all have in common is that they're usually not in a rush — they're making a deliberate choice about where they want to put down roots. That mindset tends to produce strong, stable communities, which is one of the reasons SJC neighborhoods hold their value well even during broader market corrections.

What to Watch For in the Second Half of 2026

The SJC market is in a healthy transition. Inventory has been gradually expanding from the historically tight conditions of 2023–2024, which gives buyers more options without the extreme competition of prior years. Mortgage rates have eased from their 2023 peaks, though they remain elevated by historical standards. The result is a market that's more negotiable than it was two or three years ago — especially for larger equestrian properties where the buyer pool is inherently smaller.
