The average days on market has held at approximately 59 days for four consecutive weeks. Compare that to 40 days on market just a year ago, and you start to see why pricing strategy and presentation have never mattered more.

This does not mean it's a bad time to sell. In my experience, motivated, well-prepared sellers are still getting strong results. What's changed is that the sellers who succeed are the ones who approach the market strategically rather than assuming their home will sell itself. Here's how I help my clients do exactly that.

  • Curb appeal: Fresh mulch, trimmed hedges, a clean front entry, and a power-washed driveway make an outsized difference. First impressions count, especially when buyers are browsing neighborhoods in person before scheduling showings.

Time Your Listing Strategically This Summer

Seasonality still matters in Orange County, even in a more balanced market. Spring and early summer have historically been the strongest periods for seller-favorable conditions, as families try to close before the new school year begins in late August.

That window is right now. June and July, in my experience, bring motivated buyers who are on a timeline — they want to close escrow, get settled, and start school in the fall. That sense of urgency is a seller's friend. It creates less price negotiation and faster decision-making from buyers who have already been looking for months.

If you are considering listing, I would encourage you not to wait until fall. As summer progresses, buyer activity traditionally softens.   • Multiple offer strategy: Even in a more balanced market, well-priced homes in desirable Orange County neighborhoods — Irvine, Newport Beach, Laguna Niguel, Dana Point — still attract multiple offers.
