The current market conditions — balanced with homes averaging around 50–60 days on market — favor buyers who are prepared and decisive. You're unlikely to face the same bidding war intensity as in hotter markets, but the best properties in Bryant Ranch or East Lake Village still attract multiple offers quickly. Come pre-approved, have your priorities clear, and be ready to move when the right home appears.

For sellers, the data is encouraging: sale-to-list ratios near 100.5% mean that well-priced homes are selling close to ask. Pricing strategically — not wishfully — is the key to a clean transaction in this environment. Homes sitting for 90+ days in Yorba Linda are almost always overpriced relative to their competition, not a reflection of the neighborhood.
